Farming Operation
Located between the regional major centre of Shepparton & the service town of Numurkah, the farm can easily run a 300-400 dairy cow operation & provide all forage & grain needs. It's 2 hour drive to Melbourne & the airport & is well serviced in the area with all educational, shopping, medical & entertainment requirements. We are also in the enviable position of having the option to supply 10 different processors which means a competitive price wins.
Infrastructure
The farm has been laid out to surface irrigation, with big bays & is in the process of automating irrigation. There is on-going work to bring all land up to extremely modern layout. The dairy is a 48 unit automated rotary that can be solo operated. it has just recently gone through an upgrade with new clusters, pulsators & computer software. Calf rearing facilities are also computer driven & can handle 100 calves comfortably.

Other Transition:
We are seeking to enter a sharefarming arrangement with someone who has made a start in the industry & can bring a minimum 150 milking cows. They will already have significant experience within the industry & can competently run a business of 200 cows+ scale. Where the agreement goes to from the point were they have brought cows & equipment with them & paid it off - remains open for discussion. If it's provided both parties with a win-win situation, obviously we will want to see them continue here & move into land ownership.
Accommodation Provided
There is a smaller, but tidy 3 bdr brick residence on the property, with both primary & secondary school buses at the gate. We request that NO large dogs come onto the property.

Financial Projections

Is the farm currently profitable?
Yes, the farm is currently profitable. We have in the past kept re-investing into the business to achieve size & scale.
Capital Requirements
There is always some avenue on a farm to find expenditure, to lighten a tax burden. There are always on-going costs like gravel on laneways etc. We've had much discussion around wet season issues of pugging pastures etc, but haven't yet enacted any plans, as we haven't settled on any fixed idea.
What markets are currently being sold to
We supply the fresh milk market & have at least 10 processors that pick up in our area. Our options are better than most of the other dairy specific regions within Australia.
